1 Overview

(1) Management complexity: An elevator is part of a building and an asset of the property owner; the property management holds the right and responsibility for elevator management; the elevator is special equipment, and maintenance rights belong to the maintenance company; the elevator is a means of transportation, and the government inspects it every year; coordination authority lies with the street community; elevator users may be residents or others.

(2) The State Administration for Market Regulation issued the "Guiding Opinions on Further Improving the Pilot Work of Elevator Maintenance Mode Reform and Adjustment of Elevator Inspection and Testing Methods (Draft for Comments)", which aims to reform the maintenance mode and brings new opportunities to this market.

(3) With the total elevator maintenance cost unchanged, by installing elevator IoT devices, companies can apply for the "on-demand maintenance" pilot program, and through monitoring technology and refined maintenance management, reduce the original maintenance cost to one-third or one-half. The remaining funds allow maintenance companies to install more elevators and ultimately become elevator operators.

5 Elevator IoT Module

(1) Seamless access to elevator status collection black box

Elevator start/stop, up/down, floor sensing, overload sensing, door closing timeout, door closing resistance, and other statuses.

Elevator status gateway access: The car transmits via LoRa to the LoRa gateway on the top or bottom of the car (accessed through the ground IP network, or 4G/NBIOT data SIM), or can directly use the WiFi channel to connect to the IoT server. However, LoRa has stronger penetration and anti-interference capability than WiFi, especially suitable for office building environments with congested WiFi signals.

6 Elevator Intercom Module

(1) IP voice elevator five-party intercom access gateway based on IoT protocol - IDM Voice-IOT365, capable of simultaneous transmission of elevator operating status in the IoT environment.

(2) Seamless access to various existing elevator five-party intercom systems without changing the original car, car bottom, car top, and machine room access modes and usage habits. Access is only made at the machine room intercom system, and connection to the elevator operation and maintenance center is established via 4G or fixed IP network, where interconnection with property management and maintenance companies is typically achieved.

(3) Compatibility with multiple technical standards: Both the current 2-wire and 4-wire elevator intercom systems can be accessed, and the higher-end Mitsubishi elevator intercom can also be accessed.

(4) The IPelevator five-party intercom access gateway provides the foundation for centralized elevator operation and maintenance for the vast market of existing elevator intercom systems.
