1.1 Elevator Safety

1.7 "Elevator IoT Specification"

  On July 12, 2017, the General Administration of Quality Supervision, Inspection and Quarantine and the Standardization Administration of China approved and released the national standard "Technical specification for IoT of lifts, escalators and moving walks" (GB/T 24476-2017) (hereinafter referred to as the "Elevator IoT Specification"), which scientifically standardizes the technical requirements for the elevator IoT. The standard will be implemented on February 1, 2018.

  I. 3.1 Elevator IoT Monitoring System

  Comprehensive monitoring of elevator operational status is achieved by installing various sensors, primarily covering: elevator running direction, elevator car door open/close status, current floor of the elevator, and elevator occupancy. Based on the content of the first phase construction, this elevator monitoring phase adds the following: elevator machine room temperature, elevator speed, and water accumulation monitoring. This data accurately reflects the elevator's current status, providing reference information for handling personnel in case of emergencies.

  Sensors installed in the elevator machine room, elevator pit, and on top of the car enable automatic analysis to determine common elevator fault alarms, including: non-leveling stops with/without passengers, elevator entrapment, prolonged elevator operation, elevator overspeed, water accumulation in the elevator pit, and machine room temperature. Alarms can be configured as needed.

  Furthermore, when elevator sensors detect a fault, the system generates corresponding event information and transmits it to the grid member system. The grid member system handles subsequent work order dispatch and processing. Simultaneously, the elevator monitoring system retrieves real-time video footage from within the elevator car, allowing elevator management personnel to immediately understand the internal situation for convenient follow-up processing. After the event is resolved, video segments from before and after the incident are retrieved and saved for future reference.

5.2 Elevator Operation and Maintenance Work Order Management

  1. Maintenance Work Order Management

  The system automatically tracks time based on the most recent maintenance date for each elevator. A yellow warning is pushed daily to the relevant maintenance company personnel starting 3 days before the maintenance countdown expires. A red alarm is pushed upon expiration. Once a red alarm is generated, the information is pushed to the Market Supervision Administration (MSA) users.

  The MSA selects and confirms key items within the elevator maintenance checklist. The system processes these key items with photo + watermark capture. The system records the maintenance start time, end time, and completion time for each item.

  Simultaneously, by comparing time data (start time, end time) with maintenance records from the provincial platform (currently updated daily by the provincial platform), the confirmed deviation tolerance is currently 15 minutes (adjustable via system configuration). If the deviation exceeds this range, the system automatically determines it as abnormal maintenance. MSA users can view the system's statistical results of comparison anomalies at any time.

  2. Work Order Recording and Printing

  The system records the maintenance process. Electronic signatures are performed upon work completion and are only reflected in the electronic work order. The printing process allows the option to include or exclude the electronic signature. The signature section on the printed paper work order is filled in by relevant personnel and submitted to the MSA, where the paper work order can be archived.

  3. Maintenance Task Management

  For the maintenance work orders from the first phase construction, targeted photo requirements are added to relevant maintenance items within the work orders, implementing a photo-only method to prevent fraudulent practices.

  To further enhance the authenticity of maintenance, images for each item requiring a photo are processed by adding a time watermark directly to the generated image, ensuring the authenticity and validity of the photos.

  The maintenance supervision work order function primarily adds a supervision feature to the system maintenance work orders, further enhancing maintenance authenticity through supervision.

  When maintenance work orders are pushed, they are simultaneously sent to both the elevator maintenance personnel and the property management personnel. Property management company personnel participate in supervising the elevator maintenance process. Property management personnel must take one photo of each critical location (machine room, pit, car) via the APP, and the maintenance personnel must appear in the photos.

  Additionally, the staff APP provides text entry functionality, allowing property management personnel to enter text information to record the maintenance status.

  After maintenance is completed, maintenance personnel must also perform an electronic signature via the APP, which includes liveness verification. Similarly, property management personnel must also provide electronic signatures and liveness verification.

5.4 Smart Elevator Inspection APP

The inspection APP facilitates inspectors in viewing inspection and maintenance tasks and uploading inspection records. The system provides four maintenance configuration rules: semi-monthly, quarterly, semi-annual, and annual.
